Thousand Oaks Winter Newsletter – Jan 2026

We hope you all are staying warm and safe this winter. Your HOA met recently to discuss your feedback and review the neighborhood project list. Read below for all updates:

Mailboxes: We will begin ordering a few boxes and parts by the end of March, and residents will be charged accordingly. For convenience, part numbers will also be posted on the HOA website should you wish to order your own replacements. We’ll share more info on the repair process later this quarter. 

Streetlights: The board will review the condition of all lights this winter to determine the severity of damage and prioritize repairs. In cases where fixes are costly, we may consider installing new lights. It is a process that will take time, so we ask for your continued patience. You can view our progress via the photo below* (also posted on the TO Facebook page). If we discover that lights are not a county requirement, our focus will likely remain on addressing actual insurance liabilities, such as dangerous potholes, etc. 

Groundskeeping: We’ll begin pulling and storing pumps. Drainage work has been completed behind the pool, and Gold Fence will replace that section. More flowers will be added while cutting back the bed at River Road.

Garden Club: The first meeting will be held in February to set the agenda for the year. If you’re interested in joining the Garden Club, email [email protected].

Community Areas: We’ve notice there are areas around the neighborhood where residents have groomed and landscaped community areas. Surveyors are scheduled to come out to TO this winter to identify where residential property lines end and community areas begin. Homeowners will need to refrain from clearing, mowing, updating or maintaining community areas as they are private property. 

We’re researching the option to add signs for Thousand Oaks trails and replacing street signs on Nevada Ave. We’ll share more details and a timeline should we decide to move forward with these updates. 

Short-Term Rentals for World Cup: We are in active discussions with the city and county about their requirements and the impact of short-term rentals in our area. Until we communicate more please do not arrange for short-term leases of your property (pursuant to Section 33 of our HOA Covenant). We’re doing our best to make the right decision, but it requires working with many local government leaders and weighing all the pros and cons. We hope to know more soon.
