| Dear Residents, We hope this message finds you well. Please see below for the latest community updates: Finance Update A community survey on potential budget items was sent out last week. Please take a few minutes to provide your feedback—your input directly shapes priorities. ACC Update A recent Missouri court ruling determined that HOAs cannot restrict where solar panels are placed. A formal communication from Matt will follow for those impacted. Social Committee A special thank you to The Book Club which helped prep Easter eggs for our upcoming hunt. This year’s – Easter Egg Hunt is scheduled for Sunday, March 29 at 4:00 PM with food trucks on site. – Easter Egg Hiding Sign‑Up Genius is live for teens and volunteers. All volunteers who help hide eggs ahead of the hunt will get two TO pool guest passes for 2026! – Food trucks for all events this year have been confirmed, and a portion of proceeds will support the Walden and Angeline Washington PTAs. – The team is exploring additional low‑cost clubhouse events. Committee & Volunteer Planning Over the next 60 days, the board will review committee structures. If you have an interest in leading a particular project please reach out to [email protected]. This will help the responsibilities of putting on events and completing neighborhood projects to be distributed more broadly. Projects & Surveys A community survey went out last week to help prioritize projects. Streetlights remain a major pain point; with aging infrastructure, updates must be phased and prioritized. You can find that survey in your inbox, or on Facebook or Instagram. Communications Updates to the Thousand Oaks website are coming soon. We’ll be updating the Events Calendar on the site and will resume regular, twice-weekly communications on social this month. Short-Term Rentals for World Cup We have been in discussions with Platte County regarding residents’ ability to rent out their homes to visitors during the World Cup this summer. Both Platte County and TO HOA Covenants prohibit short-term rentals of any kind and therefore residents will not be allowed to list their homes on sites like VRBO or AirBnB, or rent out to parties of any kind. Town Hall A Town Hall is planned for mid‑March (likely a Monday). More communications and a calendar invite is coming soon. Updates to Route FF An update on the corridor project along MO-9 in Platte County is below from MODOT. Miscellaneous Updates – Streetlights & Infrastructure: You may have noticed radar signs along Nevada Ave. This should act as a reminder to keep your speed under control along that street (and all streets in the neighborhood). We’re also looking into needed updates to timers, pool systems, and other community items. – Garden Club: A new calendar is set. Thank you, Your HOA Board and Volunteers ——— Upcoming Corridor Upgrades Project Along Route FF in Platte County We have an update for an upcoming project scheduled for spring/summer 2026 on Route FF in Platte County just west of MO-9. This project is a part of our ongoing effort to improve drainage, erosion, and pavement condition. This project is expected to be completed by Fall this year. PLATTE COUNTY – The Missouri Department of Transportation Kansas City (KC) has an upcoming corridor upgrades project along Route FF from Rush Creek Bridge to Crooked Road in Platte County. The purpose of this project is to redirect drainage to ditches and crossroad pipes to prevent erosion on the roadway slopes as well as resurface the route. Sections of the roadway will be closed to through traffic and signed detours will be utilized.
