
Dear Residents of Thousand Oaks, Missouri
We hope everyone managed to weather this past winter—it was certainly a tough one. As warmer days approach, the Association is eager to prepare our water features for the season. Below is a recap of the current status of our water features and some challenges we are addressing.
Waterfall Update:
At the end of last season, many residents noticed a decrease in the waterfall’s flow. The issue was caused by a pipe that burst in the pump pit due to its age. The waterfall was emptied on March 31, and JCI is scheduled to complete repairs around April 9. Once the work is done, the pit and waterfall area will be cleaned and prepared to be refilled. We’re excited to get our fountain running again! Additionally, one of our volunteers is helping explore ways to improve the visual appeal of the waterfall—more updates to come.
Fountain Pond:
The fountain pond startup was scheduled for last week, but unfortunately, the breaker tripped when we turned it on. We are working with a technician to resolve this issue and hope to have the fountain running very soon.
Hickory Entrance:
The entrance pool has been emptied and is scheduled for cleaning during the week of March 31. We’ve requested a better pump solution, as the current pumps often clog due to surrounding plant matter. We also plan to paint the waterfall spillway and door handles for a refreshed look. Additionally, we’ve sought a design to enhance the three spouts previously installed.
Horseshoe Pond:
Horseshoe Pond is facing significant challenges. Water naturally takes the path of least resistance, and the North fall has been shut off for the foreseeable future. We believe erosion under the spillway has caused the problem, and we are searching for a company to assist with repairs. Currently, water is escaping through cracks and disappearing. Unfortunately, the South waterfall is also showing signs of wear and may require similar attention soon.
Golden Oaks & Terrace Park:
These features are undergoing a facelift! They will be power-washed, sealed, painted, and refilled. We’re aware that several lights are out in these features. Since the water spouts are single units, repairing the lights involves replacing the entire fixture. We are actively seeking a permanent solution that will allow for simple bulb replacements in the future.
Bowls & Pots:
The bowls and pots will be operational soon. A faulty part is being replaced under warranty, and we’re working diligently to ensure everything is up and running as planned.
We understand that it can be frustrating to have our water features temporarily out of service. Maintaining and operating these features is incredibly challenging, but please know that we’re doing our best to find long-term solutions. We welcome ideas and suggestions from the community as we continue our efforts.
